Surveys and setbacks
As part of the inspection process, inspectors ar required to verify that proper setbacks have been maintained. Residential setbacks from roads, property lines, and other structures are designed to protect public health and safety by providing for fire protection, protection of drinking wells from pollution and septic drainfields from damage, allowing sufficient light and spatial separation, and adequate area for road right-of-way.
The construction of any new building, additions to existing buildings, alterations or remodels that exceed 50% of the valuation of the existing structure, decks, pools, retaining walls, detached garages, and the like require a survey. The use of existing fences or other structures is not an acceptable way to verify a property's setbacks. They are often built or rebuilt without regard to actual property lines. Even structures that have existed for many years have been found to be located incorrectly.
